What I do
I help real estate investors, business owners, and tax professionals claim three tax incentives. Cost segregation. The Section 179D deduction for energy-efficient commercial buildings. And the R&D tax credit.
The studies themselves come through my relationship with CSSI, short for Cost Segregation Services, Inc. That relationship is what lets me take engineering-based work into all fifty states instead of handing people an estimate.
I focus on these three strategies because depth beats breadth. A generalist can name the incentives; my job is knowing where the money hides, what documentation survives scrutiny, and when a study is not worth doing at all. That last part matters. I tell people no regularly, and it is why the people I tell yes trust the answer.
How I work
Education first. I host The Tax Strategy Playbook podcast, where I break tax strategy down for people who do not speak tax code. I also speak around the country to investor groups, brokerages, business associations, and CPA organizations.
The approach does not change from one room to the next. Tell people what they stand to save. Explain how it works. Skip the jargon. And never wink at the line between avoiding tax and evading it.
For tax professionals specifically: I work alongside CPAs, not around them. Your client stays your client. What I bring is specialized study work you can put your name next to, with documentation built for examination rather than for the sales brochure.
Why the standards are non-negotiable
Every cost segregation study I deliver is engineering-based, with an in-person site visit by a trained professional. I hold that line because the alternative, cheap desktop estimates, produces numbers without evidence, and numbers without evidence eventually become someone's audit problem. The same discipline applies to 179D certifications and R&D credit documentation. If the work will not stand up when questioned, it is not worth signing.
